Do

  • Furnish the property to the DET (formerly DTCM) furnishing standards, keep it in good order and all appliances operational.
  • Make the property available for at least 90 calendar days per year.
  • Keep the supplies, linen and towels listed in the schedule we provide topped up.
  • Pay building service charges on time, so guests retain uninterrupted access to the property and shared facilities such as the pool and gym.
  • Pay utility charges on time.
  • Respond to our team when we escalate a maintenance issue or other decision that needs your approval.

What a holiday home is

Under DET (formerly DTCM) rules, a holiday home is any furnished residence located on the Dubai mainland or in a freezone — from a studio to a multi-bedroom villa — that is rented out to guests in accordance with the terms and criteria of the licensed Activity.

That classification is a licensing status, not a description of your furniture. Your unit only becomes a holiday home once DET (formerly DTCM) issues a Permit for it under an operator's License. Until that Permit exists, the unit cannot legally be let on a short-term basis, and no listing can go live.

Who holds what

You remain the owner of the asset. Deluxe Holiday Homes holds the License and applies for the Permit on your unit, and has been a licensed operator since 2015. The lease relationship with the guest is a Holiday Home Lease Contract concluded between us, as the licensed Establishment, and the guest — not between you and the guest.

How we get your property live

  1. Property check — we inspect the unit and confirm it meets our standards and DET (formerly DTCM) requirements.
  2. Revenue insights — we estimate potential earnings from current market data and give you a personalised forecast.
  3. Contract — you sign the management agreement.
  4. Design and onboarding — interior improvements and preparation, if needed.
  5. Photos, listing and pricing — professional shoot, listing built across platforms, rates set.
  6. Reservations — we take and manage bookings across every channel to maximise occupancy.
  7. Guest support — attended check-ins and 24/7 assistance during stays.
  8. Portals and payouts — you track performance in the Owner's Portal and receive monthly payouts.

Registered holiday homes are typically ready to be marketed within a few days of the shoot and blueprint.

What we need from you

Unpaid service charges or utilities are the fastest way to lose bookings. If building access, cooling or power is cut, we cannot host guests, and cancellations at short notice damage both the listing's ranking and your income for the following weeks.

If your property is missing items on the DET (formerly DTCM) furnishing list, our team can furnish it or source the missing pieces. Call +971 (4) 392-0202 or email info@deluxehomes.com for a free consultation.

Safety and insurance requirements

  • Every home must carry a fire extinguisher, a first aid kit and the other safety equipment required by the DET (formerly DTCM) furnishing list.
  • Third-party (public liability) insurance is obtained before the property is rented out.

Protecting the asset during stays

Damage is controlled by a chain of processes rather than a single measure: guest vetting before arrival, security deposits, insurance, physical and photographic inventories, and personal check-in and check-out for every guest. Adults aged 18 and over may stay without an accompanying adult; minors are welcome when accompanied.

Security deposits are collected from guests before check-in and released after the property has been inspected for damage at check-out.

Exception. Bookings made through Airbnb and through Homes & Villas by Marriott International are exempt from the security deposit — those platforms operate their own damage cover, and their terms do not permit our standard card hold.

Maintenance issues during a stay

We resolve around 90% of issues that arise without needing to contact you at all. Anything more significant, or anything requiring specialist knowledge of your home, comes to you with a recommended solution before we act.

We recommend holding an annual maintenance contract (AMC) with a trusted home repair company. It keeps costs predictable across the year and avoids unexpected invoices while you are away.

Owner's Portal and payouts

The Deluxe Holiday Homes™ Owner's Portal is updated daily and is your single source of truth on the property.

  • Past, current and future bookings, plus a live calendar and vacancy view
  • Revenue, expenses and profit, with financial transaction detail
  • Payout history and utility payment history
  • Guest reviews and performance statistics on a personalised dashboard
  • Owner's Stay bookings, made directly in the portal

An Owner's Stay is charged a cleaning fee. The current amount is shown in the Owner's Portal and is kept up to date there.

Payouts are made on the 15th of each month, or the next working day if the 15th falls on a non-working day, covering the previous month's income and expenses.

What the service costs

There are no listing fees and nothing to pay upfront. We charge a competitive commission on the bookings we generate, covering the A-to-Z service above; the rate depends on the length of your contract and other factors. A full-service management programme for long-term rentals is also available. For a quote, call +971 (4) 392-0202 or email info@deluxehomes.com.
