How to apply as a Deluxe Holiday Homes referral partner: the documents we ask for, the licence and compliance checks we run, and how your account, contacts and portal access are set up.

Do

  • Keep your registered contact list current — notify us in writing when a user joins or leaves so access can be added or revoked.
  • Send us an updated trade licence before the current one expires.
  • Quote your partner account reference on every booking, referral and invoice so attribution is not lost.
  • Notify us in writing of any change to your ownership, legal name, licence activity or bank details.
  • Route all bookings and referrals through the agreed channel recorded in your agreement.

Don’t

  • Do not apply in the name of one entity and invoice from another.
  • Do not share portal logins between users or pass them to third parties.
  • Do not advertise our properties, rates or images, or represent yourself as an agent of Deluxe Holiday Homes, before your agreement is signed. Nothing carrying our brand, photography or listings may be published without our prior written approval, per asset and per campaign.
  • Do not submit a referral for an owner or guest already known to us as a live lead or existing client — attribution follows the rules in your agreement.

This article is for companies that want to send us business: travel agencies and tour operators, concierge and lifestyle services, corporate clients booking for their staff or guests, and real-estate brokers referring owners who want their unit managed. It covers what you submit, what we verify, and what happens once you are approved.

We work with registered businesses only. We do not operate an individual affiliate or influencer scheme.

Who we partner with

  • Guest-side partners — travel agencies, tour operators, OTAs, DMCs and concierge services that book our units for their clients.
  • Corporate partners — companies placing employees, relocating staff, contractors or visiting guests in serviced apartments.
  • Landlord-side partners — real-estate brokers and property consultants who refer owners looking for holiday-home management.

The application process is the same for all three. The commercial terms differ, and are set out in the agreement you sign at the end of onboarding.

Before you apply

Have the following ready as clear PDF or image files. Incomplete submissions are the single biggest cause of delay.

  • Valid trade licence for the applying entity, showing an activity consistent with the business you intend to send us.
  • Certificate of incorporation or commercial registration, if issued separately from the licence.
  • VAT registration certificate (TRN), or a written statement that the entity is not VAT-registered.
  • Emirates ID and passport copy of the authorised signatory, plus proof of their authority to sign (memorandum of association, board resolution or power of attorney).
  • Company bank details on company letterhead or a bank-issued IBAN letter, in the name of the licensed entity.
  • Company contact details: registered address, main switchboard, and the email domain your team will use.
  • For overseas entities: the equivalent registration documents in your home jurisdiction.

How to apply

  1. Send an enquiry to partners@deluxehomes.com, or call or WhatsApp +971 (4) 392-0202, stating your company name, licence jurisdiction, partner type (travel, concierge, corporate or real-estate) and the markets or client base you serve.
  2. We send you the partner application form. Complete it in the name of the licensed entity — not a trading name, personal name or group holding company — and name one authorised signatory and one day-to-day operational contact.
  3. Return the completed form with the document set listed above. Send everything in a single submission where possible.
  4. We run the licence, compliance and sanctions checks described below. Where something is missing or unclear, we come back to you once with a consolidated list; respond in full to avoid a second round.
  5. We issue the partner agreement and the commercial schedule for signature. Read the schedule carefully — it contains your commission or rate basis, the booking channels you may use, and the invoicing and settlement terms. Standard terms: 10% commission on net accommodation revenue for commissionable bookings, net rates with no commission for partners who invoice their own client, and monthly statements.
  6. Return the signed agreement from the authorised signatory's company email address, with the signatory's ID attached if not already provided.
  7. We create your partner account, register your contacts and issue portal access. You receive a welcome pack with your account reference, booking and referral procedure, and named account contact.
  8. Submit a test booking or your first referral through the agreed channel so we can confirm attribution is tracking correctly against your account.

What we verify

Deluxe Holiday Homes is a licensed holiday-homes operator regulated by DET (formerly DTCM). Our own licensing and guest-registration obligations mean we must know exactly who we are contracting with, and we apply the same standard to every counterparty.

CheckWhat we look at
Trade licenceValidity, expiry date, issuing authority and whether the listed activity covers travel, brokerage, concierge or corporate services as applicable.
Legal entityThat the licensed entity, the signatory and the bank account are consistent. Payments are made only to an account in the name of the contracting entity.
Signatory authorityThat the person signing is empowered to bind the company.
Tax statusVAT registration and TRN, or confirmation that the entity is not registered. UAE VAT-registered partners add 5% VAT to commission and show their TRN; whether you invoice us or we self-bill is set in your agreement.
Sanctions and adverse mediaScreening of the entity, its owners and its signatory against applicable sanctions and watch lists.
Real-estate brokersA valid RERA broker card for the individual and the brokerage's RERA registration number — mandatory for any partner referring property owners.
If your trade licence expires, is cancelled, or its activity ceases to cover the business you send us, your partner account is suspended until a valid licence is provided. Bookings and referrals made while an account is suspended may not qualify for commission.

Your account, contacts and portal access

On approval we set up the following. Check each item in your welcome pack and tell us immediately if anything is wrong.

  • A unique partner account reference. This is the identifier that attributes bookings and referrals to you — quote it on every enquiry, booking and invoice.
  • Registered contacts, each with a defined role: authorised signatory, operations/reservations, and finance. Access is granted to named individuals at your company domain, not to shared mailboxes.
  • Portal access for your registered users, used to check availability, submit bookings or referrals, and track status. Every approved partner type receives named-user logins. Booking by email to partners@deluxehomes.com is always available.
  • Your agreed booking channel and rate basis, as set out in the commercial schedule.
  • A named account contact at Deluxe Holiday Homes for day-to-day commercial and reservation matters.
Exception. Corporate clients booking solely for their own employees are onboarded as corporate accounts rather than commission-earning referral partners. The document and compliance checks are the same; the commercial schedule is different.

How long it takes

Timelines depend on how complete your submission is and on the outcome of screening. We aim to issue a signed agreement within 5 working days of a complete application, and to set up your account within 2 working days of signature. We will tell you if a case needs enhanced checks.
