Our properties: types, locations and how your unit is assigned

We manage apartments, villas and townhouses across around 50 communities in Dubai, and your exact unit number is confirmed once your booking is complete.

GuestsUpdated 30 August 2026

Short answer: you book a specific home type in a specific building or community, and the exact unit number is confirmed once your reservation is confirmed. Before that, we can tell you the floor level.

What we manage

  • Apartments
  • Villas
  • Townhouses

Every home is furnished and equipped for a stay, with complimentary Wi-Fi included. Newly onboarded homes may run on a 5G SIM router until the permanent line is installed, so speeds are generally high but not guaranteed.

Where our properties are

We currently host guests in around 50 different areas across Dubai, from beachfront and marina districts to downtown towers and family villa communities.

If you are still choosing, tell us what matters most - walking distance to the beach, metro access, a quiet villa community, space for a family - and we will point you to the areas that fit. Call or WhatsApp +971 (4) 392-0202, or email info@deluxehomes.com.

Why you get the unit number after booking, not before

We manage multiple homes of the same type in the same buildings and communities. Until your reservation is confirmed, we cannot lock a single unit to your dates - so we confirm the exact unit number once the booking is complete.

StageWhat you can be told
Before bookingBuilding or community, home type, bedroom count, floor level
After the booking is confirmedExact unit number, plus your check-in details

Ask us for the floor level at the enquiry stage if it matters to you - for example if you want a higher floor for the view or a lower floor for easier access.

How bedrooms are counted

Under DET (formerly DTCM) rules, a bedroom is defined as a room containing one or more beds. That means a maid's room with a bed in it counts towards the advertised bedroom count, and we list it that way.

Exception. A maid's or assistant's room is usually smaller than a main bedroom. If you need a specific number of full-size double bedrooms, tell us before you book and we will confirm the layout of the home you are looking at.

Maid's and driver's rooms

  • These are not standard across our homes.
  • Some of our villas include an assistant room, which can be used as either a maid's room or a driver's room.
  • Availability varies by property - ask us about the specific home before booking.

Already booked and something doesn't match?

  2. Contact us on +971 (4) 392-0202 by phone or WhatsApp, or email info@deluxehomes.com, with your booking reference.
  3. Tell us what you expected and what you found, so we can resolve it or look at alternatives.
In an emergency - fire, medical or security - contact local emergency services first, then let us know.
