Updating your bank account and payout details

How to notify Deluxe Holiday Homes of a change to your bank account, what we verify before we release funds to a new account, and the cut-off for the change to take effect on the next payout.

Do

  • Expect us to verify the request independently of the email you sent it from, using the contact details already held on your owner file.
  • Respond to that verification promptly — the change is not applied until it is confirmed.
  • Tell us immediately if you receive any message purporting to be from us asking you to change where your rent is paid — we do not request that.

Don’t

  • Do not notify us verbally only, or through a message to an individual staff member's personal contact — it will not reach the payments file.
  • Do not assume a change discussed during a meeting or property visit has been recorded. Only a written notice and our written acknowledgement count.
  • Do not send partial details and follow up later; incomplete requests cannot start verification.
  • Do not close the old account before you have our written confirmation that the new one is active on your file.

Your rental income is paid out on the 15th of each month, or the next working day if the 15th is a non-working day, covering the previous month's rent, income and expenses. Payouts are generated from the bank details held on your owner file, so if those details change and we are not told, the transfer will still be issued to the old account.

Because payout runs are prepared as a batch, we do not chase individual account details at the point of transfer. It is your responsibility to notify us in writing as soon as your account changes.

What happens if you don't tell us

If we are not notified in time, we will automatically send your payout on the 15th to the outdated bank account. Recalling a transfer that has already left our account depends entirely on your bank and the receiving bank, can take weeks, and may incur bank charges. Your funds are not lost, but they are delayed and outside our control until the recall completes.

How to update your bank details

  1. Send written notice by email as soon as you know the account is changing — do not wait for the closure date of the old account.
  2. Send it from your registered email address to payments@deluxehomes.com and copy info@deluxehomes.com so that both the payments team and your account manager have it on record. Use the .com addresses for everything; mail sent to the old .ae addresses still arrives, but .com is the official domain.
  3. State clearly that this is a change of bank account for landlord payouts, and name the property or properties it applies to.
  4. Attach supporting evidence of the new account — see the checklist below.
  5. Wait for our written acknowledgement confirming the new details have been recorded. Until you have that acknowledgement, treat the change as not yet applied.
  6. Answer our verification contact promptly (see below). We will not release funds to a new account until verification is complete.

What to include in your notice

  • Full account holder name, exactly as registered with the bank
  • Bank name and branch
  • IBAN (and account number, if separate)
  • SWIFT / BIC code
  • Account currency
  • Effective date of the change
  • The property or properties affected
  • The Bank Account Details Update Form, completed and signed, with the new beneficiary and bank account details

Verification before we pay

Bank-change requests are a common vector for payment fraud: a spoofed or compromised email asking for funds to be redirected. For that reason we treat every change of payout account as a security event, not an administrative one.

Owner Support checks every request before it goes to Finance. The request must come from your registered email address with the signed update form. We check who signed it (against the certificate of signature where one applies), that the beneficiary name matches the registered owner on the title deed, and that the signature matches your identity document. Finance then processes the change. Where the property has more than one owner and the payout is to go to only one of them, we also need the title deed.

Cut-off for the next payout

To be safe, send your notice as early in the month as possible. A change received close to the payout date may not clear verification before the batch is prepared, in which case it will apply to the following month's payout instead.

ItemDetail
Payout date15th of each month, or the next working day if the 15th is a non-working day
Period coveredThe previous month's rent, income and expenses
Cut-off for a bank change to applyNo fixed cut-off. Verified changes are sent to Finance every Wednesday for processing
Effect if the cut-off is missedA change not yet processed by Finance on the payout date applies from the following month's payout
Exception. If your old account is already closed and a payout is imminent, say so explicitly in your email and call us on +971 (4) 392-0202. We can hold the transfer out of the batch rather than send it to a dead account, but only if we know before the run is prepared.
