House rules and your responsibilities as a guest

The house rules every guest agrees to when booking a Deluxe Holiday Homes property — noise, visitors, check-in and check-out, smoking, pets, parking and what you're responsible for during your stay.

Do

  • Behave as you would in any residential neighbourhood, and follow the community's own regulations and any instructions from Security Services.
  • Use the pool, gym, spa and other shared facilities only within the posted or notified hours, and only at your own risk and liability.
  • Supervise children under 14 at all times in shared and recreational areas.
  • Accompany your children everywhere — balcony, terrace, bedroom, bathroom, pool, gym, spa, beach and sea included. You are fully responsible for their safety and wellbeing.
  • Register every guest and every visitor with us at least 24 hours ahead.
  • Let visitors in only between 8:00 AM and 10:00 PM.
  • Make sure all visitors have left by midnight — no visitor may remain in the home between 12:00 AM and 8:00 AM.
  • Take responsibility for your visitors' behaviour and make sure they follow these rules.
  • Dispose of rubbish according to the community's rules, using the designated bins or waste rooms.
  • Tell us if you'll be away from the property for more than seven consecutive days, so we can schedule inspections and keep the home in good condition.
  • Park only in your designated spot and follow the community's parking regulations.
  • Make sure your visitors do the same.

Don’t

  • Don't run any business, commercial or illegal activity from the property.
  • Don't take glassware near the pool or spa.
  • Don't enter or use a neighbour's premises or personal property.
  • Don't use a barbecue inside any apartment.
  • Don't use a barbecue on a balcony or terrace.
  • Don't make any structural or decorative alterations to the property without our written consent.
  • Don't leave rubbish in corridors, lobbies or other common areas.
Updated 1 October 2026: check-in is now from 3:00 PM and check-out is by 11:00 AM for all our properties — apartments, villas and townhouses — to serve our guests better.

When you book with Deluxe Holiday Homes you automatically agree to these House Rules, along with our Reservation Terms & Conditions and our Refund Policy. They apply to you, to everyone staying with you, and to anyone you invite in.

The short version: our homes sit in residential buildings and family communities, not hotels. Keep the noise down, respect your neighbours, look after the home, and tell us straight away if something is wrong.

You're staying in a residential community

Every property is a private residence in a building or community intended for family living, not for business or commercial activity. There is no concierge, no bellhop and no front desk in the building. Anything you need comes from us.

Noise and disturbance

Noise is the single most common reason a stay goes wrong. Quiet hours are 10:00 PM to 8:00 AM. Noise counts as excessive if a neighbour can hear it with their doors and windows closed.

No parties, no events

Parties, gatherings, events and commercial functions of any kind are strictly prohibited unless we have approved them in writing beforehand.

Holding an unapproved party or event may result in immediate eviction, with no refund, plus any charges for damage or disturbance caused.

Guests and visitors

Everyone who stays or visits must be registered with us at least 24 hours in advance, and must be able to show valid ID to us and to Community Security or Reception. If someone isn't registered, their access can be delayed or refused at the door.

SpaceMaximum occupancy
Master bedroom or studio2 adults and 2 children under 14
Each additional bedroom2 adults and 1 child under 14
Domestic worker or guard's room1 person

Visitors (people not staying overnight) are limited to one adult and one child under 14 per bedroom, and no more than six visitors at any one time. Larger numbers are only possible with the approval of the Building or Residential Community Management and of the Licensee, in special circumstances.

Exception. Visitors' access to community facilities such as the pool, gym or spa may be restricted or refused entirely, depending on the rules of that building or community.

Minimum age

You must be 18 or over to stay without an adult. Guests under 18 are welcome when accompanied by an adult who is responsible for them.

Check-in and check-out

Property typeCheck-in fromCheck-out by
Apartments3:00 PM11:00 AM
Villas and townhouses3:00 PM11:00 AM

A Guest Relations Officer normally meets you at the property to hand over the keys and walk you through the home. Self check-in is available only at a limited number of properties, and only if you have completed our online self-identification first (ID upload plus a liveness check). Your booking confirmation tells you which applies to you.

Early check-in and late check-out are both subject to availability on the day and must be confirmed by us in writing before you rely on them. They are assessed case by case, and a charge of up to a full night's rate may apply.

Leaving later than your agreed check-out time without written approval may result in a charge of up to a full night's rate. Where a security deposit is held, the charge may be deducted from it.

A security deposit is taken for all bookings, with two exceptions: reservations made through Airbnb and through Homes & Villas by Marriott International, which are not charged a deposit.

Luggage

We don't offer luggage storage, and there is no storage available in the buildings. If you need somewhere to leave bags before check-in or after check-out, ask us and we can point you to a third-party storage company.

Once you have checked out, we are not responsible for your luggage or belongings in any way. You are solely responsible for checking, storing and collecting your personal items and valuables, and we carry no liability for anything forgotten or lost.

Inspect the home when you arrive

  1. Walk through the property as soon as you check in and check that fittings and furnishings are complete and working.
  2. Look for anything missing, broken, stained, hazardous or unsafe for children.
  3. Report it to us within the first 24 hours by phone or WhatsApp on +971 (4) 392-0202, or by email to info@deluxehomes.com.
  4. Keep photos of anything you report.

Reporting within 24 hours protects you — it means pre-existing issues are on record and aren't attributed to your stay.

Smoking and shisha

Smoking indoors is strictly prohibited. Shisha and hookah are banned both indoors and outdoors, for fire safety reasons.

Breaching the smoking rules carries a minimum cleaning fee of AED 2,500 for apartments and AED 5,000 for villas, on top of any damage costs.

Barbecues

Exception. Barbecues are permitted only in designated community areas where the community offers them, and only with our prior approval.

Pets

Only specific properties accept pets, and only with an approved Pet Addendum and payment of the Pet Fee. Ask us before you book or before you bring an animal to the property.

An unauthorised pet may lead to eviction and additional penalties.

Looking after the property

Parking

Almost every property comes with a parking spot provided by the building, usually underground. A very small number of properties have no spot, or a spot located outside the building — if that applies to yours, we'll tell you before arrival.

We are not responsible for damage to vehicles, or for towing and fines incurred because of a parking violation.

Emergencies and property problems

If there is a fire, a medical emergency or a threat to safety, contact local emergency services first, then tell us.

For property-related emergencies such as a leak or a power outage, call +971 4 384 8535 straight away, or the number given to you at check-in. For everything else, reach us on +971 (4) 392-0202 by phone or WhatsApp, or email info@deluxehomes.com.

Definitions

  • VAT — the 5% Value Added Tax.
  • DET (formerly DTCM) — Dubai's Department of Economy and Tourism, the authority that licenses holiday homes.
  • DED — Dubai's Department of Economic Development.
  • TDF — the Tourism Dirham Fee.
  • PSC — the 15% Property Service Charge, where applicable.

Cancellations and refunds

Refunds follow the Refund Policy published on our website, which may be updated from time to time. If you booked through a partner or online travel site, that partner's own cancellation and refund policy governs your booking instead.

If the rules are broken

Serious or repeated breaches of these House Rules — parties, excessive noise, unauthorised pets, smoking indoors, exceeding occupancy limits — can result in immediate eviction without refund, deductions from your security deposit where one is held, and charges for any damage, cleaning or penalties incurred.
