Do
- Declare every person who will sleep in the property at the time of booking.
- Keep the total number of people in the property within the maximum occupancy at all times.
- Ask us for approval before inviting any visitor to the property.
- Make sure the lead guest is 18 or over and present for the duration of the stay.
- Keep noise down and respect the building's rules whenever you have visitors.
Don’t
- Don't bring in extra overnight guests who aren't on your booking, even for a single night.
- Don't exceed the maximum occupancy stated on your confirmation, including visitors present at the same time.
- Don't invite visitors before we have confirmed it's allowed at your property.
- Don't give building access cards, keys or door codes to anyone who is not staying with you, and don't send anyone to collect from the property without our written confirmation.
- Don't host parties, events or gatherings in the property.
Only the people named on your booking may stay in the property, and the total number can never exceed the maximum occupancy for that home. If you'd like a visitor to come over during your stay, ask us first — some properties and buildings have restrictions.
How many people can stay
Maximum occupancy is set by DET (formerly DTCM), the Dubai tourism authority, and applies to every holiday home we operate. It is calculated per room:

| Each additional bedroom | 2 adults and 1 child |
So a one-bedroom home hosts 2 adults and 2 children under 14. A two-bedroom home hosts those, plus 2 adults and 1 child in the second bedroom. Your confirmation shows the maximum for your specific property — if the number there is lower than the calculation above, the number on your confirmation is the one that applies.
Infants and children
Children under 14 count toward the child allowance shown in the table above. Please include every person who will sleep in the property when you book, whatever their age, so we can confirm the home is suitable.
Infants under 2 sleeping in a cot are not counted against the maximum occupancy, but they must still be named on the booking so we can register them.
Who may stay
Everyone staying overnight must be declared on the booking. The lead guest must be 18 or over — that's the minimum age to stay without an adult. Under-18s are very welcome when they are accompanied by an adult who is staying in the property.
Inviting visitors during your stay
Visitors who are not staying overnight — friends meeting you for dinner, family dropping by — are handled case by case. Some properties and residential buildings restrict visitors or require prior approval, so always check with us before anyone comes over.

- Tell us how many people are coming and roughly when they'll arrive and leave.
- Wait for our confirmation — we'll tell you if the property or building has any restrictions.
- Check the house rules sent to you before arrival for anything specific to your home, such as pool, gym or facility access.
Someone collecting or dropping off for you
Nobody who is not named on your booking may enter the property on your behalf — for example a driver, a nanny or a friend collecting something — unless you have first sent us, through your booking conversation, a copy of that person's identity document and a clear written authorisation naming the person, the property and the date. A telephone call is not enough. One of our team stays with that person while they are in the property, and what is brought in or taken out is recorded.
Access cards and keys issued for your stay are returned at check-out. A card or key that is not returned is deactivated and charged.
Need to change your numbers
If your travel party has grown since you booked, tell us as early as you can. We'll check whether your property can host the extra people or whether a different home is a better fit, and confirm any change in writing before you arrive.
