Linen and towels: standards, replacement cycle and laundry

The linen and towel specification used in every property we manage, how often sets are retired and replaced, and the professional laundry that services them.

Do

  • Expect linen and towel replacement to appear as a property expense in the month it is purchased, reflected in your monthly statement.
  • Treat an early-replacement recommendation as a commercial signal that the unit has been performing well and its linen has been used accordingly.
  • Contact us if you want the current condition or age of the sets in your property reviewed ahead of the annual cycle.

Don’t

  • Do not introduce your own linen or towels into the guest rotation. Off-specification items break the interchangeable stock system and cannot be tracked through the laundry cycle.
  • Do not assume linen left in the property after an owner stay can go straight back into service — it goes to LinenCraft first, like every other set.

Linen is a consumable asset in a short-term rental. It is handled, washed and inspected after every stay, and it is one of the first things a guest photographs and reviews. We therefore buy to a fixed specification, launder through a single commercial partner, and retire sets on a defined cycle rather than waiting for complaints.

Purchasing standard

Every managed property is stocked to the same specification, regardless of unit size or nightly rate:

ItemStandard
Bed linen220–250 thread count
Towels600 GSM
Bath mats1000 GSM

A single standard across the portfolio keeps replacement stock interchangeable, keeps purchasing prices predictable, and means a set pulled from circulation in your property can be swapped same-day from our working stock rather than leaving a bed unmade.

Replacement cycle

  • The general rule is that all bed linen and towel sets are replaced with new sets at least once every year.
  • Where a property has run an unusually high number of check-ins and check-outs during the year, we may recommend replacing that property's sets earlier than the twelve-month mark.
  • Individual items that are stained, thinned or damaged before the cycle ends are withdrawn immediately and not returned to rotation.

High turnover means more wash cycles, and wash cycles — not calendar months — are what wear linen out. A heavily booked unit is a commercial success, but it consumes its linen faster, and greying towels will show up in guest scores long before the year is out.

If you decline a recommended early replacement, the existing sets stay in service and the condition risk sits with the property. Worn or discoloured linen drives negative reviews, which affect ranking and achievable nightly rate on the booking platforms.

Laundry partner

  • All linen and towels are laundered by LinenCraft, part of the Emirates group.
  • Service details: https://www.emiratesflightcatering.com/services/laundry/

We use a commercial partner of this grade for two reasons. Controlled industrial washing and pressing preserves the life of the fabric far better than domestic laundering, which protects your replacement spend. And it gives us a consistent, presentable finish on every changeover, which is what guests actually see.

What this means for you

Exception. Personal linen you keep for your own use during an owner stay is your own affair, but it must be stored separately from the guest stock and is not laundered under the managed service.

Payouts and statements

Linen purchases are treated as a standard property expense. Landlord payouts are made on the 15th of each month, or the next working day if the 15th is a non-working day, covering the previous month's rent, income and expenses. Any replacement set bought for your property will be itemised in that statement.
