Don’t

  • Don't plan on leaving bags in the apartment or with the building after your check-out time — we don't offer luggage storage, and the buildings don't either.
  • No smoking indoors
  • No pets
  • No parties or events
  • No noise during quiet hours, 10 PM to 8 AM

Reach us here

What to contact us about

There's no wrong door — message us and we'll route it internally. This is simply what people ask us most.

  • Arrival and check-in — meeting your host, access, ID and registration questions
  • Wi-Fi — network name and password, or a connection that has dropped
  • Parking — where your spot is and how to reach it
  • Building facilities — pool and gym access, hours, garbage room location
  • Something not working — air conditioning, appliances, hot water, TV, lights
  • Cleaning and linen — extra towels, extra linens, a mid-stay clean
  • Special requests — baby cot and similar extras (these are arranged in advance and paid via a link we send you)
  • Early check-in or late check-out — subject to availability, confirmed in writing by our team, and a charge of up to one night may apply
  • Changing your dates mid-stay — extending or shortening, subject to availability
  • Your security deposit — status and refund timing
  • Complaints, feedback and suggestions — we'd much rather hear it during your stay than after it

When something in the home isn't working

  1. Check the obvious first — is the switch on, is the appliance plugged in, has a breaker tripped?
  2. Take a photo or a short video of the problem.
  3. Send it to us on WhatsApp at +971 (4) 392-0202 with the room and a one-line description.
  4. Stay reachable — we'll tell you whether we can talk you through it or need to send someone.

If it's a water leak, a power failure, a gas smell or anything that makes the home unsafe, call 991 (DEWA) or the relevant emergency number above, then call us.

Your security deposit

After check-out and inspection, your deposit is returned as follows.

How it was paidWhen you'll see it back
Local card3–5 business days
International transfer5–7 business days
CashReturned to you at check-out, after inspection
Exception. A security deposit is charged to all guests except those booking through Airbnb or Homes & Villas by Marriott International. If you booked through another platform and aren't sure, just ask us.

Luggage after check-out

We can point you towards third-party storage companies if you need somewhere to leave bags for the day — just ask before your check-out day. Once you've checked out, we can't take responsibility for luggage.

House rules, in short

The minimum age to stay without an adult is 18. Accompanied minors are of course welcome.

Registration and the tourism fee

  • Guest ID or passport copies are required — please send them at least 48 hours before arrival so we can complete DET (formerly DTCM) and community registration.
  • Tourism Dirham fee: AED 10 per bedroom, per night, for the first 30 nights of a stay. It applies to all guests.

Refunds and cancellations

If you booked directly with us, our Refund Policy on the website applies — it's the current, authoritative version. If you booked through a partner or travel platform, that partner's own cancellation and refund policy governs your booking, and we apply it as written.

Cleaning supplies in your home

Most homes are stocked with an all-purpose cleaner, dishwashing liquid and washing machine liquid. A few quick notes:

  • All-purpose cleaner — antibacterial, safe on rinsable treated surfaces such as ceramic tiles, kitchen surfaces, floors and parquet. Spray it onto the mop rather than the floor for the best result, and test an inconspicuous area first.
  • Dishwashing liquid — dilute it in a sink of hot water, or squirt it straight onto the sponge.
  • Washing machine liquid — goes in the detergent drawer (usually the largest compartment; softener has its own). Safe for regular clothes, but check new items for colour bleeding before washing.
Keep all cleaning products out of reach of children. Avoid contact with eyes and rinse immediately with plenty of water if it happens. If any product is swallowed, seek medical advice immediately.
