Do
- Provide ID for the main guest and for every other person staying, including children.
- Make sure every photo or scan is clear and readable — all details and the photo must be legible.
- Send the documents before arrival wherever possible, so check-in takes minutes rather than an hour at the door.
- Check your pre-arrival instructions: some properties have extra requirements on arrival.
- Complete the online self-identification (ID upload plus liveness check) before you travel, if we've sent you the link.
- Follow the access instructions in your pre-arrival message exactly — codes and lockbox locations are property-specific.
- Confirm your arrival time with us even for self check-in, so we know when to expect you.
Don’t
- Don't arrive expecting to register only the lead guest — every occupant must be registered.
- Don't send cropped, blurred or partially covered ID images.
- Don't add extra guests after check-in without telling us; they must be registered too.
- Don't assume your property has self check-in because a previous stay with us did.
- Don't share access codes, lockbox codes or building keys with anyone outside your registered party.
- Don't skip the ID and liveness check and turn up expecting a code — we can't issue one.
In almost every case, a Guest Relations Officer (GRO) meets you in person at the property, hands over the keys and registers you and everyone travelling with you. That is the standard. Self check-in exists, but only in a limited number of properties and only if you have completed online self-identification before arrival.
You'll receive pre-arrival instructions before your stay telling you exactly which applies to you, where to go and who will meet you. Read them — they are specific to your property.
The standard: meet-and-greet with a Guest Relations Officer
- Send your ID documents when we ask for them — during booking and, if anything is missing, before arrival.
- Tell us your preferred arrival time so we can plan the meet-and-greet around it.
- Meet your GRO at the property at the agreed time.
- Complete registration on the spot: the GRO checks the IDs of every guest, adults and children.
- Receive your keys, access cards and a walkthrough of the home and the house rules.
Your preferred check-in time can't always be guaranteed, but we will do our best to give you the earliest possible arrangement.
Why we need everyone's ID
Registration is a legal requirement in Dubai. We must register the main guest and every companion with Community Management and with DET (formerly DTCM). Without complete documents we cannot hand over the property.
Self check-in: when it applies
Self check-in means entering the property without a GRO present. It is not available on request in every home — it is offered only in limited properties and cases, and only where you have completed online self-identification first.
Online self-identification means uploading your ID and passing a liveness check (a quick selfie/video verification confirming it's really you). If that isn't completed, self check-in is not available to you and a GRO will meet you instead.
Where self check-in is approved, access is arranged through one of the following, and your pre-arrival instructions will tell you which one:
- A key lockbox
- A smart lock
- A keypad
- A key held by building staff available 24/7, such as a door person or front desk attendant
Quick comparison
| Meet-and-greet (standard) | Self check-in (limited) | |
| Who lets you in | A Guest Relations Officer | Lockbox, smart lock, keypad or 24/7 building staff |
| Available where | All properties | Limited properties and cases only |
| Required before arrival | IDs for every guest | Online self-identification: ID + liveness check, plus IDs for every guest |
| Registration with DET (formerly DTCM) and Community Management | Yes | Yes |
