Noise, quiet hours, parties and living in a residential community

Quiet hours run from 22:00 to 08:00, parties and gatherings of any kind are strictly prohibited, and every home sits in a family-oriented residential community with its own building rules.

Do

  • Keep music, TV and conversation at a level that stays inside the apartment, especially after 22:00
  • Arrive and depart quietly — corridors, lifts and car parks carry sound
  • Use headphones late at night
  • Keep balcony and terrace doors closed if you are playing music or have guests over
  • Supervise children so noise does not carry into neighbouring homes
  • Park only in the designated parking spot or lot assigned to the property
  • Respect neighbours, shared amenities and the property itself
  • Keep your impact on neighbouring homes to a minimum
  • Tell us as soon as possible if a neighbour raises a dispute or complaint with you

Don’t

  • Do not play amplified music, speakers or sound systems at any hour
  • Do not use balconies or terraces as a social or smoking area late at night
  • Do not slam doors, drag furniture or run appliances that carry noise between 22:00 and 08:00
  • Do not bring unregistered visitors into the building or the property
  • Do not exceed the maximum occupancy stated on your booking
  • Do not have visitors in the property after 22:00
  • Do not enter or use a neighbour's premises — their property, backyard, patio, yard, garden or pool
  • Do not use a neighbour's personal items, such as boats, canoes, toys, tools or chairs
  • Do not engage in anti-social, uncivilised or inappropriate behaviour
  • Do not conduct any illegal or commercial activity inside the property or the community

Quiet hours are between 22:00 and 08:00. Parties, gatherings and functions of any kind are strictly prohibited at all times — not just at night. These rules are part of the House Rules referenced in your booking confirmation, and they apply to you and to anyone you bring into the property.

Quiet hours: 22:00 to 08:00

During quiet hours you must not create noise that is offensive to neighbours. This applies when you arrive, throughout your stay, and when you leave — including luggage, doors, corridors, balconies and the car park.

Use this simple test: noise is too loud if a next-door neighbour can hear it from inside their home with their windows and doors closed.

No parties or gatherings — at any time

All sorts of parties, gatherings and functions are strictly prohibited. This is absolute: there is no version of a party that is permitted, and there is no time of day when one becomes acceptable. Public gatherings with music are not allowed.

Neighbours and building security do report parties, and so can you. If a party or gathering is found at your property, we will act on it. Any resulting fines, damage or claims from the building are your responsibility.

Visitors

Visitors are allowed, but only if they are registered in advance and the total number of people never exceeds the property's maximum occupancy.

  1. Tell us about all guests and visitors at least 24 hours in advance, all at once.
  2. Send a clear scan or photo of each visitor's Passport or Emirates ID (front and back) at least 4 hours before they arrive, so they are not delayed at the gate.
  3. Wait for confirmation that the visitor is registered before they travel to the building.
  4. Make sure visitors leave before 22:00.
Exception. Community Management may state different visitor hours for a specific building. If they do, their rule applies. Ask us if you are unsure what applies where you are staying.

Living in a residential community

Every one of our holiday homes sits in a residential, family-oriented community — not a business or commercial one. Your behaviour, and your visitors' behaviour, should reflect a family environment.

Community facilities

Pools, spas and shared areas are governed by the building's Community Management as well as by us.

  • The swimming pool and spa may only be used during the hours set by Community Management or by us
  • No glassware is permitted in the pool
  • You must take all reasonable safety measures around the pool and spa, especially for children
  • You are solely responsible for your use of the pool, beach and sea, and for supervising your children at all times
  • Barbecues are not permitted inside any apartment, or on its balconies or terraces — only in designated places, where these have been provided in advance
  • Smoking of cigarettes is strictly prohibited indoors and inside the property at all times; shisha and hookah are not allowed indoors or outdoors
  • Only a few specific units accept pets. Pet fees are decided case by case, and if a pet is authorised, the Pet Addendum must be submitted before occupancy and the pet fee paid in full
  • No alterations may be made to the unit without prior written approval

Construction noise nearby

Dubai builds constantly, and construction can start or continue near a building without warning. We manage the property, not the community around it, so we cannot control or stop works on neighbouring sites.

What we do is be transparent: we give you the property location and building name before your reservation is confirmed, so you can check the surroundings for yourself. If construction noise is affecting your stay, contact us and we will see what can be done to make you more comfortable.

Reporting a disturbance

If there is a party, noise or a neighbourhood concern affecting you — whether it is at your property or nearby — tell us and our team will investigate and respond.
