Do
- Use only the communal barbecue area designated by the building's community management, or a barbecue facility we have arranged for you in advance.
- Check your guest manual for the barbecue area's location, opening hours and booking requirements before you plan a cookout.
- Contact us on +971 (4) 392-0202 (phone/WhatsApp) or info@deluxehomes.com if you're not sure whether your building has a designated barbecue area.
- Clean the barbecue and the surrounding area after you use it, and dispose of coals safely.
- Follow the posted rules and opening hours at each facility.
- Supervise children at all times around the pool and in play areas — there is normally no lifeguard on duty.
- Use the access card, fob or code provided at check-in, and keep it with you.
- Shower before entering the pool and wear appropriate swimwear.
- Respect other residents: keep noise down, especially in the evening.
Don’t
- Don't barbecue inside any apartment — this is prohibited in every property we manage, without exception.
- Don't barbecue on a balcony or terrace, even if it looks open-air and even if the apartment has outdoor furniture.
- Don't bring your own charcoal, gas or portable grill into the apartment, the balcony or the terrace.
- Don't use a barbecue in a common area that hasn't been designated for it — car parks, corridors, gardens, pool decks and rooftops are not barbecue areas.
- Don't bring glass into pool or barbecue areas.
- Don't prop open access doors or let people who aren't staying with you into the facilities.
- Don't move furniture, equipment or pool loungers between areas.
- Don't smoke where smoking is prohibited, including indoor facilities and most pool decks.
Yes — you're generally welcome to use the shared facilities in your building, such as the pool, gym and barbecue area. These are run by the building's community management, so their house rules apply while you're using them, alongside the guidelines in your guest manual.
One rule has no exceptions: barbecuing is only permitted in a designated barbecue area, and only where that facility has been provided in advance. Never inside the apartment, and never on a balcony or terrace.
Barbecue rules
Pool, gym and other shared facilities
Pools, gyms, saunas, kids' play areas and lounges belong to the building, not to the apartment. Access hours, capacity limits and dress or conduct rules are set by community management and are usually posted at the entrance to each facility.
Some buildings limit facility access to a set number of people per apartment, charge for guests, or close areas for maintenance at short notice. That decision sits with community management, and we can't override it.
If something goes wrong
- In a medical emergency, fire or serious incident, call the local emergency services first.
- Once everyone is safe, message or call us on +971 (4) 392-0202 (phone/WhatsApp) so we can coordinate with the building.
- For a facility that's closed, broken or dirty, email info@deluxehomes.com with the building name and a photo — we'll raise it with community management.
- If your access card or fob stops working, contact us before going to the building's reception; we can usually resolve it faster.

Our properties are operated in line with the requirements of DET (formerly DTCM), and building safety rules form part of that. Sticking to the rules above keeps your stay — and everyone else's — trouble-free.
Building pool and gym access is generally included for residents, so it is part of your stay. Some buildings have special pools that belong to a hotel and are for hotel guests only, and beach access may be charged separately by the beach club.
