Site visits and viewings for brokers and agency staff

How brokers, agencies and corporate partners request a familiarisation visit or a client viewing of a Deluxe Holiday Homes property, the notice we require, and the conduct rules that protect in-house guests and owner privacy.

Do

  • Enter only with our representative present and only for the confirmed unit.
  • Keep the whole party together inside the unit.
  • Follow building rules, security instructions and community access procedures at all times.
  • Tell us immediately if anyone in your party cannot attend or is replaced.
  • Request the official media pack from your account contact before publishing anything.
  • Credit and describe the property exactly as it appears in the material we supply.
  • Remove or correct any listing detail within 48 hours of us notifying you.

Don’t

  • Do not request or accept keys, fobs, access codes or building access from a concierge, security desk, cleaner, contractor or owner.
  • Do not enter, knock on or photograph any other unit in the building.
  • Do not bring additional people who are not on the confirmed attendee list.
  • Do not use the unit for a photoshoot, filming, event, meeting, meal or overnight stay.
  • Do not sublet, promise, hold or otherwise commit a unit to a client during a viewing.
  • Do not ask us, our staff, building security or the concierge to open or "just look into" an occupied unit.
  • Do not approach, question, photograph or film any guest, or anything that identifies a guest, in a unit, corridor, lift or amenity area.
  • Do not contact an in-house guest directly to arrange access or a handover.
  • Do not treat noise, activity or a guest's presence as a reason to escalate on site — raise it with us afterwards.
  • Do not open cupboards, wardrobes, drawers, safes or locked storage.
  • Do not photograph or share images of personal belongings, documents, mail or anything identifying the owner.
  • Do not disclose or seek an owner's name, contact details, payout terms or rental figures.
  • Do not approach an owner directly outside the channel we have set up for that referral.
  • Do not publish your own interior photography, floor plans or building access details.
  • Do not publish the exact unit number or door location of any property.
  • Do not present a viewed unit as guaranteed available, or as allocated to your company, unless we have confirmed that in writing.

This policy applies to every partner who asks to enter one of our properties: travel agencies, concierge services, travel and corporate partners, and real-estate brokers. It covers two things only — familiarisation visits (you or your staff seeing a unit for your own product knowledge) and client viewings (you bringing a prospective guest or a prospective landlord). Everything else — owner inspections, contractor access, handovers — is handled separately by your account contact.

The rule in one line: no partner enters any property without a written confirmation from us naming the unit, the date and the time window. Verbal approval, a chat "OK" without unit and time, or a building access code obtained elsewhere are not approval.

The two visit types

TypeWhat it isWho may attend
Familiarisation visitYour staff viewing a vacant unit to sell or refer it accuratelyNamed staff of your company only
Client viewingYou accompanying a prospective guest, corporate booker or prospective landlordYour named staff plus the named client party

Both types are only ever arranged in a vacant unit, or in a unit released for viewing by the owner. We do not open occupied units.

Notice we need

Send your request to partners@deluxehomes.com or on WhatsApp +971 (4) 392-0202. We need it at least 24 hours (one working day), or 48 hours for a client viewing with several attendees, before the requested slot.

Your request must contain:

  • Your company name and the partner account it sits under
  • Requested property or shortlist of properties (building and unit reference if you have it)
  • Requested date and a time window, not a single fixed minute
  • Visit type: familiarisation visit or client viewing
  • Full names of every person who will attend, including your own staff
  • For a client viewing: the client's name and whether they are a prospective guest or a prospective landlord
  • Purpose in one line (e.g. corporate rate assessment, group site inspection, landlord onboarding)

We reply with either a written confirmation naming the unit, date, time window and meeting point, or a decline. If any detail changes — a different unit, a different day, an extra attendee — that is a new request and needs a new confirmation.

How a visit runs

  1. Submit the request with the checklist above.
  2. Receive our written confirmation with unit, date, time window and meeting point.
  3. Arrive at the meeting point at the start of the confirmed window; our representative escorts you in.
  4. Keep to the confirmed time window and the confirmed unit only.
  5. Leave the unit as you found it and hand back any access given to you.
  6. Send any follow-up questions or a booking request to your account contact in writing.
If you arrive without a written confirmation, outside the confirmed window, or with people who are not on the confirmed attendee list, the visit will not go ahead and no replacement slot is guaranteed.

Escort and access

All partner visits are escorted by our representative. Partners are not given standalone access to a property, a building, a key, a key safe code or a smart-lock code. Self check-in credentials are issued to confirmed guests in limited properties and only after online self-identification; they are never issued for viewings.

Protecting in-house guests

An occupied unit is a private home for the duration of the stay. We do not disclose that a unit is occupied, who is in it, or when it becomes free beyond telling you it is unavailable for viewing.

Exception. If you have a genuine safety concern — fire, flood, medical emergency — contact local emergency services first, then call us on +971 (4) 392-0202. Do not attempt to enter the unit yourself.

Owner privacy

Owner identity and commercial terms are confidential. When you view a unit — particularly on a landlord-side referral — you may see personal effects, documents or an owner's stored belongings.

Photography and marketing

Use the official media pack we supply for the property in your own channels. Photographs or video you take during a visit are for your internal reference only unless we confirm otherwise in writing.

Cancellation and no-shows

Cancel or amend in writing to the same channel you used to request the visit, as early as you can. Slots we hold for you are staffed and take a unit out of turnaround.

  • Late cancellation window: cancel at least 24 hours before the confirmed slot
  • No-show: your party does not arrive within the confirmed time window and does not notify us
  • Consequence of repeated late cancellations or no-shows: two late cancellations or no-shows in any three-month period suspend your company's visit privileges for 30 days; there is no fee
Breach of the escort, guest-privacy or owner-privacy rules above may result in immediate suspension of site-visit privileges for your company and review of your partner agreement.

Regulatory note

Our properties are holiday homes licensed and regulated in Dubai by DET (formerly DTCM). Access to a licensed holiday home is controlled by the operator. A viewing is not a stay: no one may sleep in, cook in or otherwise occupy a unit during a viewing, and any occupancy must be booked as a normal reservation with the guests registered by us.
